One of the most common questions I get as a real estate broker is pretty simple:
“What do you think my house is worth?”
And it’s a good question.
For most people, their home is one of the largest assets they own. Whether you’re thinking about selling, considering a move in the next few years, looking at buying another property, or you’re simply curious, it’s nice to know what your home might actually be worth in today’s market.
The problem is that figuring that out isn’t always as simple as typing your address into Google or looking at an online estimate.
Sites like Zillow can be a useful starting point, but an algorithm doesn’t always understand Burlington real estate the way someone who works in the market every day does.
Two houses with similar square footage located only a few blocks apart can sell for very different amounts. Condition matters. Updates matter. The neighborhood matters. The garage, lot, basement, layout and overall presentation of the home matter.
Sometimes even the things that don’t look important on paper can make a big difference to a buyer.
That’s why one of the first things I look at when determining the value of a home is what buyers have actually been willing to pay for similar properties.
We look at recent sales in the area, what’s currently for sale, how long those homes have been sitting on the market, price reductions, condition, improvements and how your property compares.
But the numbers are only part of it.
After years of selling real estate in Burlington and Southeast Iowa, you start to understand some of the little differences between properties and neighborhoods that are difficult for an automated valuation to account for.
You also get a pretty good feel for what buyers are responding to right now.
And that’s important because ultimately your home’s value isn’t determined by what you paid for it, what you’ve spent improving it, or what an online estimate says.
It’s determined by what a buyer is willing to pay for it in today’s market.
There’s also a difference between determining what a home is worth and deciding how it should be priced.
If I’m helping someone sell their home, my goal isn’t simply to put the highest possible number on it to win the listing.
The goal is to create a strategy that gives that seller the best possible outcome.
Sometimes pricing a home correctly from the beginning can create more attention, more showings and potentially more competition. Other properties may benefit from a completely different strategy.
That’s where experience, marketing and understanding the local market become important.
At Thrive, we also believe how a property is presented can have a real impact on the result.
Great photography, video, social media, online marketing and properly presenting the features that make a home special can help create more interest in a property.
Because getting the best price isn’t just about determining what your home is worth.
It’s about making buyers see why it’s worth it.
If you’re curious about the value of your Burlington home, you don’t have to be ready to put a sign in the yard tomorrow to ask.
Maybe you’re thinking about selling this year. Maybe you’re considering a move a few years from now. Or maybe you just want to know how much equity you’ve built.
